Melody Acres – Tarzana
Melody Acres is a unique, and therefore, very special neighborhood in which to purchase a home. Below are some basic facts:
(1) Property owners here enjoy the use of large lots: the smallest is 10,000 sq. ft. and there are still some one acre properties. Most lots are 20,000 – 22,000 sq. ft.
(2) Zoning is RA; therefore, you may legally keep horses/ponies, goats, sheep, donkeys/mules, chickens, roosters, turkeys and other farm animals. Check L.A. City ordinances for set-back rules when erecting corrals, barns, chicken coops, aviaries and other housing for your animals.
(3) Melody Acres is also paradise to those who love to grow large vegetable and/or flower gardens. There are at least 3 active and productive vineyards here as well.
Although home prices in Melody Acres have suffered during the housing crisis, our neighborhood has recovered and is in high demand. Here are facts your should know when considering purchasing a home in Melody Acres:
(1) Because there are less than 300 homes in Melody Acres, there’s a limited supply of property to purchase and often a lot of competition, especially for homes under $1 million.
(2) There’s a variety of housing available: from traditional, custom (one-of-a-kind) ranch homes, to McMansions. Some are small, modest-sized (and priced) homes, many are fixers and some are pricey. Take your pick, we have it all here!
(3) We have a strong neighborhood association called the Melody Acres Neighborhood Association, aka MANA. MANA‘s primary mission is to preserve the semi-rural character of Melody Acres and the minimum lot size of 1/2 acre. This preserves and enhances the value of properties here.
